Summary
Maryhill Housing Association commissioned erz Limited in March 2019 to develop a green infrastructure strategy and master plan for the Maryhill North Transformational Regeneration Area. The development of the strategy and masterplan has been informed by: analysis of the site and wider area, consultation workshops with a wide range of statutory agencies and stakeholders and engagement meetings with local residents. Feedback on the proposals from the community has been invited at several stages, both in person and through the use of an online web platform. Feedback has been consistently positive, for example the online consultation in 2021 engaged 1200 people, with positive support for the various aspects of the masterplan from over 90% of respondents. The site is currently comprised of three relatively isolated groups of multi-storey housing that sit in the context of expansive cleared former housing land and derelict, unmanaged public open space. Much of the site is steeply sloping, as it sits on the north side of a local high point (Gilshochill) and low-lying ground in the northern portion of the site is at an increased risk of surface water flooding. Summerston rail station sits immediately adjacent to the site. Whilst the site is strategically well located in terms of the wider active travel network, it is currently locally disconnected from these routes. The site sits within one of the 20% most deprived communities in Scotland (2016 SIMD data). The masterplan redefines the area, creating an attractive new neighbourhood with a strong sense of place and identity. The new housing is clustered around and overlooks usable neighbourhood green space and sits within a broader landscape framework that delivers functional outcomes in terms of surface water management, habitat creation and forming wider active travel links. The masterplan removes existing local barriers to movement and connects the neighbourhood to the positive wider networks and destinations in this part of the city. The masterplan releases the latent potential of the site and stitches it into the wider structure of Maryhill and north-west Glasgow. The housing is to be mixed tenure, with a total of circa 150 homes. The masterplan includes a variety of housing types including two and three storey houses, town houses and flats. Detailed design codes have been prepared to support delivery of the masterplan. The project has now received planning consent, an advance phase of blue / green infrastructure is to be delivered this year, with the first phase of housing following.
